Things to Know Before a Metal Roof in Broward's Hurricane Zone

HVHZ Product Approval Covers the Whole System

Sections 1512 through 1525 of the Florida Building Code set the roofing rules for the High-Velocity Hurricane Zone, which is Broward and Miami-Dade counties. Section 1518.9 sets the metal minimums: steel panels G-90 coated and no thinner than 26 gage, aluminum no thinner than 0.025 inch. It also requires product approval for a complete metal system, meaning the panel, underlayment and accessories as a unit. In practice that approval is a Miami-Dade Notice of Acceptance (NOA) or a Florida Product Approval listed for HVHZ use. Ask for the number and look it up.

Salt Air Changes the Metal, the Fasteners and the Warranty

East of US-1 and on the beach, plan the roof around salt air from the start. Aluminum panels, stainless or compatible fasteners, and matching trim cost more up front.

Florida's 25% Rule Is Narrower Than It Used to Be

Section 553.844(5) of the Florida Statutes says that when 25% or more of a roof built, repaired or replaced under the 2007 Florida Building Code or later is redone, only the redone portion must meet current code. If your roof is older than that, a large repair can still turn into a full replacement.
